IllustrationIn short
For seasonal residents, the months away are the obvious time to remodel. The house is empty, nobody has to live without a kitchen, and some condominium associations limit construction during the winter season anyway.
It works well when the decisions are made before you go. This checklist covers what to settle, and how to keep track from a distance.
Timing
Many seasonal residents prefer to schedule work for the months they are away, and some associations restrict construction in winter, when the building is full.
Summer is also hurricane season. It is reasonable to ask how the home will be secured if a storm approaches, and to expect that weather can delay deliveries.
Before you go
If you live in a condominium, ask your association for its renovation guidelines as early as you can. Approval steps, working hours, elevator rules, and water shut-offs all shape the schedule.
While you are away

Photos at each stage show you more than a description can. Ask for them before the walls are closed, when the plumbing and wiring are still visible.
Questions come up once walls and floors are opened. A quick answer from you keeps the work moving.
Approve any change in writing, with what it adds or removes, before the work is done.
Coming back
Plan to do the final walkthrough in person. Open every door and drawer, run every faucet, and look at the tile in daylight. Anything that needs attention goes on one list.
Ask for the paperwork as well: confirmation that the permit passed its final inspection, and the manufacturers’ documents for the products that were installed.
After you approve a proposal, Collaborative Construction establishes a clear project timeline, and we keep you informed whether you are in town for the work or away for part of it. Share your dates and your association’s rules when we meet for your estimate.
Good to know
Yes. Many seasonal residents prefer the months they are away. It works best when selections are final and the proposal is approved before you leave, access is arranged, and you can be reached for questions.
Most do, and some restrict construction during the winter season instead. Rules vary, so ask your association or management office for its renovation guidelines before you plan dates.
Every selection, including cabinets, countertops, tile, fixtures, and paint, and how changes will be approved while you are away. Also arrange access to the home and a local person who can be reached.
